As someone who’s worked in South Florida real estate and law for decades, I’m encouraged by the latest trends in Florida’s housing market. The corrections we saw earlier have continued to ease in 2026. In fact, certain metro areas are now posting mild price gains. Of particular interest to both buyers and sellers: inventory is dropping in many of the hardest-hit regions, which is often an early signal of strengthening fundamentals and less downside risk going forward. While some corrections are still unfolding, this more stable footing is a positive shift for our market across Dade, Broward, and Palm Beach Counties.

US Confidence Hits Seven-Mo Low
We’re seeing US consumer confidence dip to a seven-month low—a trend I’m watching closely here in Southeast Florida. While many felt more secure about their current financial footing in mid-Q3, concern is building around income, business prospects, and job stability as we look ahead. The present-conditions index jumped about 7 points to 121, but the expectations gauge dropped nearly 6 points to 68, which is a level economists have long associated with increased recession risk. Early in Q3, 23,000 jobs were cut nationwide and unemployment hovered around 4%, mostly because people exited the workforce rather than employers ramping up hiring. Despite these headwinds, expectations around homebuying only eased slightly in mid-Q3 and even trended upward—reflecting the resilience I often see from buyers and sellers in our market. Still, about 61% of consumers expect interest rates to climb higher, and with federal policymakers keeping rates steady and markets showing little sign of near-term relief, borrowing costs are likely to stay elevated through year-end. Over the four weeks ending August 23, there was a slight weekly increase in new US listings (up 0.4%) and total homes for sale (up 0.5%), pushing inventory to its highest point since early second quarter. Yet, pending home sales dipped by 1.1% to a six-month low. With the average mortgage rate hovering near 7%—the highest in over a year—and the median US home-sale price rising 1.9% year-over-year to just above $400,000, it’s clear high costs are keeping some buyers on the sidelines, even as choices expand.

What does this mean for those navigating our local markets? The combination of rising inventory and softer demand is creating more negotiating room for buyers, especially on homes that have been listed for several weeks. Sellers, meanwhile, are finding that realistic pricing—rather than chasing past peaks—results in smoother transactions.
