This one means everything. 💛

Part 2 I walked this property today 👀🏡

I told you in my last video that I never price a home without seeing it first. And this is exactly why.

Here’s what I found that Zillow will never tell you…

Corner unit. Extra windows. Extra light. A layout that feels bigger than the square footage says. Corner units command a premium and that’s just facts.

Custom window coverings throughout. This doesn’t show up in tax records or on any automated valuation tool. But it signals quality and serious buyers notice it the moment they walk in.

Primary bedroom located up stairs with two closets and a remodeled bathroom. Jack and Jill bathroom connecting the two bedrooms on the ground floor. That layout adds function AND privacy. Families understand
immediately what that’s worth.

And then I stepped outside…

A private garden with fruit trees 🌳 In South Florida outdoor living is not a bonus it’s a selling point. A mature well kept garden tells a buyer this home has been truly loved. And that trust turns into offers.

Here’s what I need you to understand. Zillow prices based on data. Square footage. Beds. Baths. Zip code. It’s a starting point but it cannot see the light coming through those corner windows. It cannot feel the quality of those custom finishes. It cannot sit in that garden.

That’s what a great agent does. We see the FULL picture and we price and market accordingly.
