Ever have a client ask for the value before you've even inspected the property?

I recently had a divorce appraisal referral where the client wanted me to "see if I could get above $3 million" before taking the assignment. That's a hard pass.

In non-lender work, especially divorce, estate, and litigation assignments, your job isn't to hit a number. It's to produce a credible, supportable appraisal and be ready to defend it.

I recently inspected a vacant property in South Florida and noticed the interior temperature was around 85 degrees. I called the owner just to let him know the AC appeared to be set high or possibly not working properly. Thankfully, he was already aware of it, but he appreciated the call.

As appraisers, we are often one of the few people physically checking on a property. Taking an extra minute to communicate something unusual can provide real value to the client. In South Florida, excessive heat and humidity inside a vacant home can quickly lead to moisture issues, mold, or property damage. Going a little beyond what is expected helps build trust and reminds clients that you are more than just someone filling out a report.
