The difference isn’t money, it’s five decisions hotels make on purpose that most of us never make at home. And every single one of them is stealable.
Swipe through, then pick one room this weekend and give it the hotel treatment. You’ll be shocked what clear surfaces alone can do.
Here’s the part nobody tells you. This is exactly what staging is.
When I prep a home for market, this list is the playbook: clear the surfaces, layer the lighting, dress the bed. Buyers walk in and exhale, and that feeling is worth real money.

I’ve noticed something after walking through hundreds of homes:

The homes that feel calm, clean, and expensive aren’t always the biggest.

They’re usually the homes with the least visual noise.

Most clutter isn’t caused by having too much stuff.

It’s caused by having too many things competing for your attention at the same time.

A countertop covered with five small items can feel more cluttered than a countertop with one large decorative piece.

A beautifully organized shelf can still make a room feel busy if there’s too much happening visually.

The good news?

You probably don’t need another organizing system.

You may just need fewer distractions.

The advice about “watching for the up and coming neighborhood” has not changed since 2015. The signals investors are actually tracking have changed completely.

In 2026 it is permit data. It is where remote workers are landing. It is which cities just restricted short-term rentals. It is where the next hospital is breaking ground. It is where Trader Joe’s is opening. It is where insurance companies are still writing policies.

These are the indicators that move 18 to 24 months before a neighborhood appears on any “best places to live” list. By the time the article is written, the deal is over.

Send this to any of your friends thinking about becoming a landlord. They will thank you in 18 months.

Closet clean out while it’s raining all day. As a realtor I get a first hand look at how much people actually accumulate in their homes over the years and it’s sometimes a reality check for myself. A lot of these are never even worn yet I’ll stand in front of my closet and say I have NOTHING to wear. The average home has over 300,000 items in it and that’s just the average. Most of us probably have more than that truthfully. With a thyroid issue my weight has always fluctuated so much that one month I’ll be one size and the next a completely different one. Reality is you have to live for your NOW body and life. Reward yourself when you get there don’t leave it to remind you of your failure to do so. It’s like standing in front of your fridge and opening it 100 times even though you don’t add groceries lol. Action is needed. Stop hoarding your dream self like clothes or hobbies you “want” to get to some day and start decluttering your stuff while you sit at home this summer !!! Whether you own or rent your home will feel SOOO much better even with one simple clean out of any area !

The 1920s bungalow with the original windows. The 1940s cottage with the clawfoot tub. The 1970s ranch with the wood paneling that everyone is suddenly nostalgic for.

Character is the word every buyer uses on the first showing.

Then the inspection report comes back. The original windows are single pane and the energy bills will prove it. The clawfoot tub is sitting on a subfloor that needs to be replaced. The wood paneling is hiding plaster walls that have not been touched since the Eisenhower administration.

Character is real. It is also expensive.

The buyers who actually love an older home know what they are signing up for. They have already budgeted for the roof, the windows, the electrical, the plumbing, and the things they will not find until they pull back a piece of trim.

The buyers who fall for the word “character” on a Sunday afternoon are usually the ones calling on Tuesday asking if they can back out of the contract.

If you love an older home, love it with your eyes open. The character is worth it. The surprises are not.

The millennial dream home changed and most agents have not caught up.

For a decade, every buyer walked in with the same list. Open floor plan. White kitchen. Big backyard. Walk-in closet. Then they bought the house and learned what that floor plan actually sounds like with a toddler and a dog and a Zoom call happening at the same time.

The buyers walking through homes right now want walls. They want a dining room that is not the kitchen. They want a laundry room with a door. They want a smaller footprint that does not require a Saturday of maintenance every week.

This shift is showing up in what actually sells, what sits, and what buyers are willing to pay over asking for.

THANKFUL THURSDAY! Photo dump of our first 2 weeks of summer. Loved volunteering and getting to watch my boys grow in their faith and my girls serve the next generation by performing and leading small groups! One of the most amazing benefits of the Real Estate business is being able to be present and involved still with our children while still providing and maintaining a household income. It’s such a joy to be able to say YES I can come volunteer for the church or school and YES tonight I can show you houses. Most will tell you this business is a 24/7 job. You will get calls all times of day, hours, on your vacations, etc. but the benefit is you are still there for every moment as well. 🥰
