🔑 KEYS HANDED OVER. CLOSED. HOME.

Some closings are about numbers.
This one was about watching a family walk into their new home.
At the final walkthrough, the excitement was contagious — especially the kids, running from room to room, already deciding which bedroom was theirs. 🏡❤️

Those are the moments that remind me why I love what I do.
Even better, this was another smooth transaction for a repeat client. Being trusted to represent someone once is rewarding. Being asked to represent them again means even more.

This time, I had the privilege of representing the buyers and helping guide them from the search and negotiations all the way to handing over the keys.

🏡 Florida Property Taxes Could Be Changing — Here’s What Homeowners Should Know

Today I had the opportunity to attend a presentation at our Coldwell

Banker Coral Springs/Parkland office with Broward County Property Appraiser Marty Kiar, who broke down the proposed property-tax amendment Florida voters will see on the November 3 ballot.

This isn’t just a political headline — there are potential real-world implications for homeowners, buyers, investors and our local communities.

If approved, the proposal would, among other changes:

🏠 Increase the homestead exemption for non-school property taxes to as much as $150,000 in 2027 and $250,000 in 2028.

📉 Reduce the annual assessment-growth cap on non-homestead properties from 10% to 5%.

đź“Ť Create different rules for people establishing Florida residency beginning in 2027, including a waiting period before receiving the increased homestead exemption.

🗳️ Require 60% voter approval to become part of Florida’s Constitution.

One important point: this does not eliminate all property taxes. The increased homestead exemption applies to non-school levies, and the actual impact can vary considerably depending on the property, existing exemptions and assessed value.

For me, staying informed about issues like this is part of being a Realtor. Real estate isn’t only about listings and closings — it’s about understanding the changes that can affect property ownership and helping my clients understand what they may mean.

Between now and November, I’ll continue sharing factual information as it becomes available so you can make your own informed decision.
