From the outside, real estate can look like keys, pretty kitchens, and closing photos.

Behind those moments are late-night inspection questions, parking-lot negotiations, uncomfortable conversations, and the occasional decision to tell a client, “I do not think this is the right house for you.”

That last part matters most. The job is not to sell every house. It is to help someone recognize the right decision—and feel protected while making it.

Move-in ready does not always mean problem-free.

A home can look clean, updated, and photo-ready while still giving you clues that something needs a closer look.

Here are the details I would not ignore at a showing:

1. Fresh paint in random spots. One newly painted room or patched area can be innocent, but it can also be covering stains, moisture, or past repairs.

2. Strong candles or air fresheners. A clean home does not need to fight that hard to smell good. Heavy scent can be a reason to look for moisture, pets, smoke, or mildew.

3. Doors and windows that stick. That can be seasonal movement, but it can also point to settling, moisture, or other issues worth asking about.

4. Repairs with no paperwork. Electrical, plumbing, or structural work should have a clear story and, when required, permits.

5. Vague disclosures. Blank answers, unclear wording, or discomfort with follow-up questions deserve attention.

6. Pressure to skip inspection. That is not confidence. That is a warning sign.
You do not have to panic. You just have to slow down before you sign.
