So excited for these buyers who closed on their first home last Friday! This one checked all their boxes… large yard, plenty of opportunity for updates, lots of space for them to entertain AND we closed in time for them to surprise their pup with a yard on her birthday🍾🐶💗
This transaction saw yet another multiple offer situation, we will likely continue to see this until there is more inventory in our market. My clients fell in love with this home and wanted to put in an offer that showed they were serious about making it theirs. After I went over the different ways they could do this they decided to offer over asking price for the home; however, before throwing out a number simply to be the highest bid we first made sure to do our homework. I helped them look over comps and assess the neighborhood so they could confidently offer a price that they felt reflected the home’s true value. Turns out, their feelings were right and this home WAS worth what they felt it was which happened to be more than the sellers were asking for it - like we had hoped the home ended up appraising over the price we offered 👏🏻💃This means that they did not have to renegotiate with the sellers, pay any extra money to cover an appraisal gap at closing, and they were able to move in with equity already in the home!
I share this because in this current housing market a common thing holding buyers back from buying is the fear they will have to overpay for a home. Moral of the story here is this… offering over asking price doesn’t always mean you are overpaying if a home is priced right 🙃 being able to offer a price that fits a homes true value is why working with a Realtor®️ is so important, I am there to help you assess each and every home you look at so you feel confident in what you end up offering and ultimately paying for.
