Here is the latest market trends for Denton County as of the end of December 2022. Also attached is a 12 months median price trend for 2022.
Overall, Comparing December 2022 to December of 2021 the median sales price is up 8.2%, the active listings has increased by 220% with the number of closed sales down 24%. Although the months of inventory is up significantly from the same time last year, at 2.1 months the market is still considered short on inventory.
In the 12 months median price trend, prices were increasing rapidly until reaching the peak of $500,000 median sales price in May 2022. This was followed by a rapid decline in prices in June through September 2022. Prices have been essentially stable since September.
