Under contract.

This decision is heavy because it matters.

This week, this beautiful home went under contract for my buyer (I’m representing) — and what made it heavy wasn’t the paperwork. It was the weight of choosing.

When both choices are strong, the decision usually comes down to something deeper than features:

- How do you want to feel most days? (energized, grounded, connected, calm)
- What do you want your mornings to look like?
- Who are you becoming in this next season?
- Which choice supports your nervous system… not just your Pinterest board?
- What will you miss — and what will you gain — either way?

Because a home isn’t just a location.
It’s a lifestyle. A rhythm. A beginning.

And when you’re choosing between two good paths… you don’t need pressure.
You need clarity, space, and someone steady beside you while you listen to your own yes.

If this is the season you’re in, I’m here.

If someone you care about is holding a big decision right now — and they need a calm guide to help them sort through it — I’d be honored if you connected us.

There’s a quiet kind of relief when you realize you don’t have to chase every listing like it’s the last one on earth. Homes are taking longer to sell than last year — and that shift can create space to negotiate (price, closing costs, repairs). If you’ve felt priced out or exhausted by the search, this is your reminder: a home that’s been sitting 45–60+ days isn’t “bad”… it might just need the right plan. The market is giving thoughtful buyers a little room to breathe again.

If someone you love needs breathing room, connect use.

Market facts:

- Days on market up 16.7% to 56 days.
- List-to-close timeline increased 7.6% to 99 days.
- Sellers received 95.9% of original list price (down from 96.7% last year).
- Inventory up 10.7% year-over-year to nearly 11,800 homes.
- Months of supply increased to 3.2 months.

Buying a home looks like a few showings and a signature… but there’s so much unseen work in between.

It’s the driving, the spreadsheets, the “what if we…” conversations, the pros + cons lists, the re-reading of HOA docs, the side-by-side comparisons, the mental math, and the emotional weight of choosing one home when there are ten good reasons to hesitate.

One of my buyers recently went under contract after a hard season of decision-making. They were afraid they were choosing “wrong,” and we had to keep coming back to what mattered most: financial stability and a decision that supported their real life—not just the prettiest features.

If you’re in the messy middle of choosing, I see you. You’re not behind—you’re being thoughtful. And you don’t have to carry the weight alone.

Know someone trying to make a confident move (without feeling overwhelmed)? Send them my way. I’ll help them sort through the options and choose with clarity.

If you’ve been watching mortgage rates and thinking, “How is anyone doing this?” — you’re not alone. One shift I’m seeing: attached homes (condos/townhomes) are offering more selection right now, and in some segments, softer pricing. That can be a real doorway for buyers who want to start building stability without waiting for the “perfect” single-family scenario. Your first purchase just has to be the next right step.

P.S. Know someone who’s trying to find their next step? Connect us.

The price is now $555,000, and what hasn’t changed is the feeling this home gives you: space to become who you’re becoming.

Some homes fit one season. This one can hold several chapters.

It can be your quiet reset after a big life change. It can be the place where a new job means a home office (with a door). It can flex for visiting family, a growing household, hobbies that need room, or simply the desire to spread out and breathe. Life expands in small ways first—one extra chair at the table, one more car in the driveway, one more “we need a little more space”—and this home is built to meet you there.

It’s also been thoughtfully cared for, and the location truly is next to none.

April Sales

Mecklenburg County just logged 15,215 closed sales (past 12 months) — that’s only about a 1.6% dip from last year (15,470). In a shifting market, “steady” is a signal worth noticing. It tells us buyers are still moving forward — just more thoughtfully — and sellers are still finding success when pricing and preparation match today’s expectations. If you’re watching the market and wondering whether now is a “good time,” zoom out: the activity hasn’t disappeared. It’s simply become more intentional. And if you’re stepping into this market, my job is to be your steady place—calm, and grounded—so decisions feel clear, not rushed.

- When work feels stable, people move with more confidence
- More confidence = more buying and selling decisions
- And those decisions show up in our local housing market

That’s why job growth matters so much right now. Even when mortgage rates shift, strong employment can help demand stay steady—and keep the market feeling supported instead of shaky.

It’s more important than ever that friends and family hire expert representation. When it comes to real-life real estate, connect us.
