Let’s be honest: mentioning an HOA gets a lot of eye-rolls. But when it comes to condos, a poorly managed HOA can completely break a transaction.

Whether you're buying or selling, here is what you need to look out for:

🔍 FOR BUYERS: You are buying into the building's financial health. If the HOA doesn't have enough money saved up, you could get hit with a Special Assessment—a sudden, mandatory bill for thousands of dollars to fix a roof or elevator. Worse, if the HOA has a pending lawsuit, banks might deny your mortgage entirely.

💼 FOR SELLERS: Don't let the HOA kill your sale. Order your HOA financial documents and meeting minutes before you list. If there are upcoming fee increases or repairs being discussed, disclose them upfront. Surprising a buyer with a pending fee during escrow is a surefire way to make them walk away.
