š” So, your house has been sitting on the market for a while... Iāve seen a few sitting ducks in desirable areas lately... Here are my thoughts as to why itās not selling:
1. Unrealistic Price Expectation - overpricing a property can be detrimental. Price based on data, not emotion!
2. Poor marketing strategy- Leverage several avenues of marketing (print, photo, video, social media, etc). Hire an agent that makes your home look good - both in person and through marketing.
3. Lack of communication have a weekly or biweekly check in with agent to get feedback and address any concerns.
4. Failure to follow up- your agent should be following up with every potential buyer whoās expressed interest in the home. Failing to do so can be missed opportunities.
5. Availability issues- accommodating showings can be challenging, but if the home is constantly unavailable or difficult to show, it significantly impacts the chances of a successful sale.
6. Poor property staging/condition- a cluttered, poor maintained house can be a turn off to potential buyers. If you arenāt willing to show the home in the best possible light, then the list price needs to reflective that.
7. Timing and market conditions- Certain times of the year or market cycles can be more favorable for sellers, while others may result in lower buyer activity.
8. Neighborhood or HOA challenges- High HOA fees, excessive noise, poorly maintained common areas, or problematic neighbors can negatively impact interest in a listing, even if the property itself is desirable. Be upfront about these potential cons while also emphasizing the benefits of the community to help manage expectations.
9. Renovations that donāt fit the neighborhood- If the house is too personalized and doesnāt appeal to the masses, it will be a turn off for buyersāt selling...
10. Agent inexperience or poor effort- Do your homework beforehand and hire someone you know you can trust.
