A growing real estate scam known as seller impersonation fraud is surging, with criminals attempting to sell homes and land they do not own. Scammers often target vacant land or properties without a mortgage, using stolen identities and deepfake technology to impersonate the owner. The problem has become so frequent that nearly 1 in 4 title firms reported three or more attempts in the month before the latest survey, up from just 4% two years earlier. In some cases, the real owner does not learn what happened until after the fraudulent sale is complete.
