BUYING A NEW CONSTRUCTION HOME VS. A RESALE. BUILDERS ARE SPENDING HEAVILY TO MAKE THE MATH WORK. (See Realtor.com artlcle below).
Yes, builders are enticing today's buyers into purchasing new homes by making the monthly payment more attractive and most importantly affordable. Let's face it, today's interest rates of 7%+, have kicked would be buyers out of the market entirely. Especially the first time purchasers. Why buy, if you can rent for much less.
These builders have figured out how to make the math work and get buyers into homes. It's costly to buy the rate down, (example.: 4%), and it effects their bottom line, but it's working for them.
Something to keep in mind as a buyer today, you probably need to stay in your home for at least 10 years before selling. With the economy and the market so volatile, you're going to want a longer period of time to build up equity. We certainly don't want you upside down when you go to sell.
