✨ Real Estate Investing - 101

Most people buy a rental for the cash flow. But, that’s only ONE of four ways it pays you.

1️⃣ Cash flow —The money left after the mortgage, taxes, insurance, and management. Real, but it's the smallest slice for most first-time investors.

2️⃣ Loan paydown — your tenant is buying the property for you, one payment at a time. Every month your balance drops and your equity grows without you writing a check.

3️⃣ Appreciation — over long holds, Lake Norman has been a place people keep wanting to live. Waterfront, the lake lifestyle, the Charlotte commute. That demand shows up in value over time.

4️⃣ Tax treatment — depreciation, deductible expenses, and the way rental income is handled are genuinely more favorable than what most W-2 earners get. (Talk to your CPA – but ask the question.)

Why it matters ⤵️�

A property with mediocre cash flow can still be an excellent investment once the other three are on the table.

Buyers shouldn’t walk away from solid deals because the monthly number wasn't exciting, without ever running the full return.
