Home Warranty Options
The Home Warranty seems to be a product which has fallen by the wayside. Do any of you have one?
When I started selling real estate, homes sold with warranties sold for up to 5% more, or so the promotions stated
Around 2016, I was offered one, Homeserve, promoted through Suez, my Dobbs Ferry water company.
This has been an excellent warranty. I pay a monthly rate and my pipes are covered in the house.
There are always times when a contractor can’t be found, but overall this warranty program is well run and extremely responsive.
A contractor is often scheduled within 24 hours.
The electrical and plumbing coverage are especially good, in my experience.
Another program is Choice Warranty. The cost was about $515 per year. Each visit has a copay of $65. The heating system coverage has been poor among people I know who needed it. Frustratingly poor!
However, Choice has sent excellent vendors for garage door replacement, dryer heating repair, electrical outlet problems, and a dishwasher issue.
For those of us who don’t want to contribute to a throwaway society, these warranties help fix the old stuff when we can. Honestly, my 20 year old dryer has a far better drum than the new ones. The heat stays hot!

My second adventure after leaving the homestead was seeking out an investment/ future retirement home in Portland, Maine.
I focused on waterfront condominiums. If I could purchase, and lease out until retirement, I could perhaps ride the wave of value increases in this hip city
in a beautiful part of the world.
I also checked out a multifamily, not waterfront, but good bones and location.

If this past season had a theme, I would say for me it has been reaching farther north to the Hudson Highlands, and discovering Beacon.
I sometimes fall for certain places I find, especially when they charm me with some historic character to the architecture, and offer mountain or water views.
Beacon was my first enchantment of the season. A visit to the Dia Museum, a day looking at homes with the charming broker Daniel Aubry, and a views which bring vacation spirit into every day, have won me over. For those who do not need a daily commute to NYC, I can steer you to good finds in Beacon.
