With young kids and dogs we were concerned about the heat, but the house was nice and comfortable to cool off and there was plenty of shade to keep us protected in the pool. So much space for everyone to have privacy, and the kids really enjoyed the arcade games and the A/C in the garage for foosball. I would definitely want to vacation there again, we had a blast!"

"How's the house doing?" is a question that deserves a number, not a vibe.

Every property gets a goal — ADR, occupancy, total revenue — set up front and checked every month. Alongside it: are we over or under budget on repairs and maintenance, on supplies, on inventory.

No emotion, just logic. Either we're tracking to the goal or we aren't, and when we aren't, the number tells us where to look before it turns into a conversation about feelings.

That's what reporting is actually for. It lifts the fog.

There's a window between a guest noticing something and a guest writing about it in public. Most of the value in this business lives inside that window.

So we ask. Every stay gets a guest survey — a place to tell us directly instead of telling everyone.

What surprised us is how much comes back through it. Guests who had something critical to say said it to us privately and left the public review alone. Not because anyone talked them out of it, but because somebody asked before they had to broadcast it.

The review score is the lagging indicator. The survey is the leading one.
