Jess isn’t just my dream come true, she is my everything! I’ve always had a dream and wish to fall in love with somebody that I’m able to explore the world with. Ever since I was little going up to see the family farms in portaville and Sanger ca. I loved being around horses and dreamed of owning my own. I get to marry this smokin hot barrel racer! She is the only one that is able to bring out the true Tyler and lets me shine brightly with my personality. Her encouragement, love, determination, sexy smoker laughter, and her adorable laughter. The fall real estate market is a great time to sell — families have returned from summer vacations, kids have gone back to school, and the holidays aren't quite upon us yet. Here are some easy things you can do to make your home more appealing this fall without spending a lot of money.

• Focus on curb appeal!
This is your first impression. Invest in power washing and a fresh coat of paint on the door/shutters. Clean up landscaping by trimming trees and bushes, planting some fresh annuals, and laying new mulch. Consider some colorful, inviting decorations for your front porch, and get a new door mat.

• Let there be light!
Take advantage of natural light as much as you can. Clean all of your windows, and invest in good LED lightbulbs (make sure there are no burned-out bulbs anywhere in your home). Remember to open the curtains and turn on all the lights before showings. Shorter days and less sun in the evening can make a home feel drab and gloomy.

• Service your HVAC!
You want the air inside your home to smell fresh. When was the last time you changed your furnace filter? The last thing you want is your HVAC to stop working during a day full of showings.

• Add a fresh coat of paint where needed!
Painting is an easy and inexpensive way to make just about any home look new. Choose a light neutral color and use the same color throughout the house. Give buyers a blank slate.

• Market with summer images!
Professional photos are so important when marketing home, especially since most people are looking through listings on their phones. Have a great outdoor space? Get your exterior photos done NOW before the leaves change, or plants and flowers die.

MOTIVATIONAL MONDAY ✨

Visualization is a great way for us to get into the habit of seeing our future selves, but it's only one part of the equation — thought alone will not bring something into existence ... or, at least, long-term. ACTION along with visualization is the true formula!

Sure, we can sit here and wish about winning the lottery ... but if you don't play, how are you going to win?

If we want the best for ourselves — or even if we want "different" — then we must begin to change our behavior and implement specific action to achieve those results. There's no sense in longing for change or a state of achievement if we aren't going to put in the work.

When was the last time you felt a sense of accomplishment when someone just handed something to you? When you work hard for a new house or a new car, you reflect back on all of the action you took to make it happen ... you'll never really appreciate things in life if you don't truly work for it.

Current market trends show that although increasing interest rates will certainly have an impact on the continued level of appreciation, the housing market is expected to trend upwards over the next few years at a more stable rate. However, there are some factors that could affect the "pace of the market," whether it favors buyers or sellers.

The listing appointment is YOUR opportunity to interview agents for the job of selling your largest asset. Here are some important questions to ask agents during the listing appointment to make sure you feel confident putting your trust in them.

1. How will we communicate?
2. What is your plan for marketing my home?
3. Are you full-time or part-time?
4. What are your average days on market, and how many homes have you listed in 2022?
5. What do I need to do to prepare my home for the market?
6. What is your plan on pricing my home?
7. Do you work independently or with a team?
8. Will someone cover for you in case of an emergency or a vacation?
9. What is your historical ratio of list price to final sale price?
10. How familiar are you with my neighborhood / area?
