Is there a difference between an inspection and an appraisal? Yes, and this is why you need both.

An appraisal is a third-party report written by a professional appraiser that is meant to inform you and your mortgage lender on the monetary value of the property you are looking at buying. Appraisals help make sure all parties in a real estate transaction get a current, accurate, and fair value for the property.

Inspections, on the other hand, are done by a home inspector to report on any issues that could spell trouble for the buyer down the road.

A home inspection can save you thousands of dollars in the long run, while an appraisal is almost always required if you are looking to secure financing from a mortgage lender. Having both will give you a complete picture of the property, without having to only rely on the word of the seller and their realtor.

Who’s ready to get organized, save time, and take your kitchen skills to the next level? These quick and clever home hacks will change how you cook for the better!

🔸 To avoid teary eyes when cutting onions, dab cold water under your eyes, or briefly place them in the freezer before cutting
🔸 Add raw rice to the salt shaker to keep the salt free-flowing
🔸 A little vinegar or lemon juice added to potatoes before draining will make them extra white when mashed
🔸 To keep hot oil from splattering, sprinkle a little salt or flour in the pan before frying.
🔸 To prevent pasta from boiling over, place a wooden spoon or fork across the top of the pot while the pasta is boiling.

Let’s talk market value vs appraised value 💰 But what does it all mean?

The value of a home can be based on the market or an appraisal. One is given by the demand of the housing market and potential buyers while the other is given by a professional appraiser.

Let’s explore further:

✔️Market Value:
The price a buyer is willing to pay for a property

✔️Appraised Value:
The professional opinion of an appraiser on the value of the property based on recent sales in your area

Remember….When a house is under contract, a lender will most likely require an appraisal to verify the home is worth the purchase price!

Some clients of mine have a list twice the size of the contract! 🤣 But, if you could have just 3 Must-Haves in your new home, what would they be?

Personally, I would choose:

✔️ An open floor plan
✔️ An in-ground pool (it’s 🔥 outside)
✔️ A home office (girl’s gotta work!)
✔️ Room for a garden (ok, ok that’s 4! But honestly with food prices through the roof and potential shortages, a garden is a must! 🧑🏻‍🌾🥕🥑🌶🌽)
