Two Cays waterfront homes can look nearly identical from the patio. The value gap is often hiding at the dock.

Before you offer or set a price, confirm dock rights, usable slip size, bridge clearance, HOA limits, dredging or maintenance responsibility, and current flood and insurance costs. Those details can change boat fit, ownership costs, and resale appeal fast.

In the Cays, I see those details change value more often than people expect.
