Every plumber has a story about grease.

The homeowner who swore they never poured it down the drain. The family that ran hot water and dish soap after every time and thought that was enough. The kitchen where years of bacon Sundays added up to a $2,000 pipe replacement.

This post walks through what actually happens inside your pipes, why the hot water trick makes it worse, and how to get rid of grease the right way.

Save it. Share it with anyone who cooks. And send me a message if you are buying or selling this year.

This is one of those maintenance tasks nobody tells you about and nobody does. But it is 15 minutes of work and it can shave real money off your electric bill.

Refrigerators are the third biggest energy drain in most homes. When the coils get coated in dust, the compressor runs harder and longer. Over a year, that adds up to hundreds of dollars of wasted electricity and a shorter fridge lifespan.

While you are back there, check the door seal. Close the door on a dollar bill. If you can pull the bill out easily, your seal is leaking cold air and it is time to replace it.

Save this post. Put it on your calendar. Your fridge will last longer and your bill will shrink.

Real estate agents have stories. The kind that start with "so this one time at an open house..."

Buyers tour with their whole extended family and wonder why the listing agent remembered them for all the wrong reasons. Sellers leave out their prescription bottles and passports and wonder why things go missing.

Whether you are touring homes or hosting one, the 4 rules in this post will save you from the most common mistakes agents see every weekend.

Save it. Share it. And send me a message if you want the full list.

If you want to close on a home this fall, your credit score work starts this month. Not in October when you are ready to shop.

Every 20 points on your score can shift your interest rate. On a $350,000 loan, that can mean thousands of dollars a year. Thousands. Not dollars and cents.

Most buyers wait until they are ready to shop and then get frustrated when their rate is higher than they expected. The buyers who get the best rates are the ones who started 5 months early.

Thinking about buying this year? Send me a message. I will send you the exact credit prep timeline I give every client.

Your loan type is a 30-year decision. Treat it like one.

Most buyers spend weeks choosing the right house and 20 minutes choosing the loan that pays for it. Then they spend the next three decades paying for that decision.

Two buyers. Same house. One will pay $122,000 more over 30 years because she did not know to ask for options. Most buyers take the first loan their lender offers. The ones who save real money ask three questions first. They are in this post.

Save it for later. Share it with someone shopping right now. And send me a message if you want to walk through your specific situation.

The internet will tell you vinegar and water is the natural solution to everything. For hardwood floors, it is actually one of the fastest ways to wreck them.

Vinegar is acidic. Over time it dulls the finish, etches the wood, and leaves you with a floor that looks permanently hazy. The fix is expensive. Refinishing a main level runs several thousand dollars.

What to use instead: A pH neutral hardwood cleaner (Bona is the standard). A microfiber mop, not a string mop. As little water as possible.

Save this post for the next time someone tells you vinegar fixes everything. Your floors will thank you in 10 years.

50 years ago, a woman could not get a mortgage without a man's signature.

Today, single women are the fastest growing buyer group in real estate.

21% of the market. More than twice the rate of single men. Out-earning their male counterparts for the first time in recorded NAR history.

If you own a home and have a patio, deck, or pergola, the single easiest upgrade you can make this spring is outdoor lighting.

Good string lights, mounted properly, completely transform a backyard. They make small spaces feel bigger. They extend the hours you actually use the space. They photograph beautifully, which matters if you ever plan to sell. And they cost less than a decent patio chair.

A few tips before you buy: Get commercial grade, not seasonal. The cheap ones die in one summer. Plan your mounting points before you buy (trees, poles, eaves). Use bulbs rated for outdoor use. Put them on a smart plug so they come on automatically at dusk.

Save this post. Text it to your partner. This is a Saturday project with a huge payoff.
