When you buy a home, you may also get a home warranty. This covers your homes critical systems & appliances.
This can be especially helpful for the first year or two after buying a home, because even with an inspection, something could dramatically go wrong.
For example, if you just spent most of your savings on a new home and then your (very expensive) air conditioning unit goes out in the middle of the summer, your home warranty may cover the cost of it.
HOWEVER, many home warranties have an improper maintenance clause.” This means that if the old homeowner didn’t properly maintain a certain system, the new homeowner isn’t protected.
The homeowner also may have little or no say in the repair or replacement of systems, done by the company-designated contractor.
My recommendation? Read the fine print, and do what feels right for your situation!

The market is doing WHAT?!?!? Let me pull back the veil and show you what’s really going on in the market.
Prices are still high. They’re still 15-25% higher than they were this time last year. The good news is that the forecast by the National Association of Realtors projects that home prices will decline a little during the fall and winter. (And yes, they’ll increase in the spring & summer again).
If you’re thinking about mortgage rates, they’re ever so slowly starting to creep back up. Whether they’ll go back down or not remains to be seen.
So what’s the takeaway?
If you’re looking to buy, it’s time to jump on it!
If you’re looking to sell, you’re also going to have to buy as well
 so JUMP ON IT!

Before a mortgage lender will hand over you the briefcases full of cash (jk, it’s more official than that) to buy your house, they’ll do something called an appraisal.
This is a way for them to assess the true value of the home your buying. This way, they know that they are giving you an appropriate amount of mortgage money.

New month, new listings, new homebuyers! Want to know what’s going on in the real estate world?
Mortgage interest rates are likely to start going up. No, this doesn’t mean that they’re about to skyrocket. Mortgage rates tend to go up when there’s good economic or political news. Then, they go down when there’s bad news.
Average mortgage interest rates declined most of 2020. We saw them spike this spring, go back down, and now they’re evening out (and going up slightly). As more communities recover from last year’s dumpster fire, interest rates will likely keep going back up.
Housing supply is still low, but finally starting to go back up. However, average sales price continues to increase. Way back in 2017, the median price was about $250k. Now it’s closer to $350k.
The most important market update? I’m still your favorite real estate agent, and now is still a good time to sell your home! 😉 If this market update has piqued your interest in buying or selling a home, we should talk. Want to have a credit score so good that you’re bragging to all your friends about it?
Keep your credit card balances low (or at least lower than your dating standards)
Pay all your bills on time and in full. Bonus: pay your bills 2x a month to keep your balance even ower.
Pull your credit report and check for errors.
Don’t close unused credit cards. A zero balance shows that you’re not living paycheck to paycheck.
Put off any major purchases (like that BWM you’ve been eyeing) until AFTER your close on your house.

It’s time to get a little bit đŸŒ¶ spicy in here!
Trying to sell your home alone right now is like trying to eat a dozen ghost peppers with no water or other food.
It’s OVERWHELMING!
Here’s the scoop

The first step is choosing an asking price. Without a real estate agent, you only have the murky depths of the internet to help you. An algorithm that has never seen your house, walked your neighborhood, or lived in your area can never accurately tell you how much your home is worth. Chances are, you’re leaving money on the table or pricing your house so high nobody’s even going to bite.
Next up is marketing your home. Most real estate agents rely on the MLS to find homes for their buyers. However, only a real estate agent can list your home on the MLS. While you may get a few potential buyers from Zillow or other places, you’re missing prospective buyers that could start a bidding war. Bottom line? You’re leaving $$$ on the table.
Once you get an offer – or 5 – you have to figure out which offer to accept. This means sorting through a lot of paperwork that uses legal jargon and figuring out which is the best one for you. That can get overwhelming pretty quickly.
Now that you’ve accepted an offer, negotiations begin. If you’re not a real estate agent, navigating this can result in you getting into a sticky legal situation and money lost.
Right now, it’s a seller’s market. In all honesty, you can probably sell your house alone. However, with a real estate agent like me at your side, you’ll be able to get more offers at a higher price.

Many neighborhoods and residential communities have a Homeowners Association (aka an HOA) to help maintain a clean and cohesive atmosphere in the community. In many ways, an HOA serves as a hyper-local government.
HOAs sometimes get a bad rap, but there are definitely some benefits to being part of an HOA.
Here’s the good and the bad

✔ Being a member of an HOA can increase your property value
❌ HOAs charge monthly/quarterly fees
✔ The HOA handles shared amenities such as gates, pools, and community centers
❌ A badly-run HOA can be a nightmare and cost you time & money
Bottom line? An HOA can be a blessing or a curse.

Why renovate your bathroom? It’s a room that everyone spends time in! And if you (and your guests) are going to spend time in it, you want it to both look good and feel good.
The top 3 bathroom projects with the best ROI are changing out the vanity, replacing the flooring, and updating the tub/shower. And while you’re at it, it wouldn’t hurt to get rid of any wallpaper from the 80s! 😉
