The NW Corpus Christi Housing Report Card is in and here’s a look at July VS August

Here’s a couple of things you should be paying attention to if you are in the market to Buy or Sell.

1. How many homes are for sale?
This tells us how much competition there is.
More homes for sale means buyers have more choices. Fewer homes for sale means buyers may have fewer choices and sellers may have more leverage.

2. What are homes actually selling for?
This is important because the asking price isn’t always the price a home actually sells for.
Looking at recent sales helps us understand what buyers are really willing to pay.

3. How long are homes sitting on the market?
If homes are selling quickly, buyers may need to be ready to move faster.

4. Are prices going up, down, or staying about the same? This helps us understand the direction of the market.

Three things to think about when asking yourself if the time is right to make a move‼️

1. You may be able to assume the seller’s interest rate. If their rate is lower than today’s rate, that could mean more saving’s for you.

2. Home prices have come down in some areas. When you buy, you’re not just making a payment, you’re building up investments in something you own.

3. Life changes! Maybe you’re relocating for work, your finances are finally where you want them, or you’re ready for a change.

The right home + the right financing + the right agent = a conversation worth having.

You don’t have to have it all figured out. It starts with a conversation and leads to a path filled with multiple possibilities 🏡

When shopping for a home make sure you ask for a Seller’s Disclosure.

The seller’s will be asked to inform Buyer’s of known facts about the property they are selling.

The Seller’s Disclosure document can tell us what the seller knows about the home like past leaks, repairs, flooding, foundation issues, or other known problems.

This document does NOT replace a home inspection? But it does give us important information about the home.

Before you call a Realtor: 3 numbers you should know before looking at houses🏡

1. Credit score – Know your score because it can affect loan options and interest rate.

2. Monthly budget – Know what monthly payment you are comfortable with, not what you qualify for.

3. Cash available – Know how much you have available for the down payment, closing costs, earnest money, inspections, and other upfront expenses.

Those numbers will help your Realtor know where to start.
