Corpus Christi homes in March -- not much change yet! The citywide sales numbers are down a little compared to last month and to a year ago. You want to look at the same month of the year and what sales are doing as well as the last month or two, because home sales are usually seasonal. Sales build up in winter and peak in the spring. March was a bit of a letdown, but hundreds of homes are still selling every month. Sellers who get their homes in tip-top shape can be rewarded, and even have quick sales with multiple offers, from buyers who have been waiting and waiting to find a home!

Home sales -- generally up! And prices up, too. Not quite across the board, but combined sales and prices for the city and Nueces County went up for February. There are many predictions for steady real estate improvement for both buyers and sellers, so these numbers are welcome, and we hope to see more for March!

Home prices are up! And sales, staying about the same. The latest numbers, for January 2026 show prices up a healthy 12% countywide and about 16% for the city. These numbers compare to the previous JANUARY, which makes sense because January closings follow contracts signed during the slower holiday period. In December 2025 the number of closings in the county was 320, and in January just 220. But that's a little better than January of 2025, when we had 210 closings. And the countywide median price then was a very low $242,000.
The Island and Port Aransas continue at a crawl, with a total of only 20 combined closings. Good economic news on Feb 13 could mean improvements overall soon!

Mixed numbers on home sales in Corpus Christi for December. County-wide, sales numbers are up 2% compared to the previous December, but way up compared to the month before. 320 closings in December, while the month before, November 2025, had just 237 closings. Sellers are lowering prices to get homes sold, and that's reflected in the lower median prices. The South Side is busy, but the Island continues at a slow rate: December had 23 closings and 318 listings. Some homes do sell quickly, and attractive homes at attractive prices get sold.

Corpus Christi housing sales continued on "slow" in November. County-wide, 237 homes sold, which IS a lot of homes, but down considerably from the previous November, and much less than a month earlier. The median price in the city is up a bit, but still anemic at $265,500. Some people do need to buy and some need to sell. You just need to plan with your mortgage lender to buy as smart as you can, and sellers need to make that home sparkle and shine!

Corpus Christi home sales were up again for October, at about the same rate as the month before. This isn't the big breaking of the logjam, but it's good to see consistently improved numbers. The Bayfront saw a healthy gain in home prices, but elsewhere sellers have accepted that lower prices are very often needed to get homes sold. With more drops in interest rates, the pent-up demand from people who need to buy and people who need to sell could cause sales to take off soon.

Corpus Christi home sales do continue an upward trend, with September's numbers up from this period a year ago. September sales numbers show a solid increase, although, so are the numbers of homes available. Many sellers are willing to take less for their homes than they had hoped for, but the big bright spot is interest rates have appear to have finally started to drop. Pent-up demand from both buyers and sellers could help out home sales in the traditional slow time of the year, November-December.
The Island and Port Aransas are the usual mix of very expensive and moderate, but the sales numbers are up, while the inventory also remains high.

Corpus Christi homes are selling faster lately, with sales up more than 16% compared to a year ago. Nearly 300 homes sold in August, and countywide the total of sales is 364. But one reason is the slump in prices. Citywide the median is $255,000, more than 7% below one year ago. More than half of Bay Area homes sold below $200,000, and there the total of homes sold is up by one third, with prices down by a third. On the South Side sales and prices are both down. The Island and Port Aransas were limping along again in August. It's widely believed the interest rates will drop in September, and buyers may have been waiting for that. So, there is good news: demand just might jump very soon.
