Claudia, originally from Monterrey, Mexico, was already a well-established mortgage lender in the Corpus Christi area with 15 years of banking experience when she opened her own branch. HomeSource Mortgage opened its doors in April 2015 and has quickly become known as “The source of ALL Your Mortgage Needs.” HomeSource Mortgage’s business model is based upon excellent communication and that is something Claudia strives for every time someone walks through the door. “Wait…if I buy a house mid-year, do I have to pull my kid out of school?” 🏡🎒

That’s a question that can make parents hesitate before making a move.

Depending on district policies and your situation, your child may be able to finish out the school year before transitioning so don’t automatically assume a mid-year move means a mid-year school change.

A home sitting on the market doesn’t automatically mean something is wrong with it.
Sometimes, it simply hasn’t found the right buyer yet.

And here’s where things can get interesting. 👀

Every seller is in a different situation.

As a home reaches 30, 60, or even 90+ days on the market, the seller may be looking at another mortgage payment, carrying an empty property, preparing for a move, or reconsidering an offer they might have rejected weeks ago.

That can potentially create more room for negotiation on things like:

🏠 Purchase price
💰 Closing costs
🔑 Seller concessions
📋 Other terms of the deal

An offer that didn’t sound great on Day 2 might sound a whole lot better on Day 60.

So instead of automatically overlooking homes that have been sitting for a while, take another look. There could be an opportunity hiding in plain sight.

The right strategy isn’t just about finding the right house, it’s understanding the situation behind the sale.
