Mortgage rates moved higher this week, with the average 30-year fixed now around 6.6%.

The increase was driven primarily by higher Treasury yields and renewed inflation concerns tied to energy prices.

Here in Corpus Christi, buyers are still active, especially for move-in-ready homes at the lower price points, but they are extremely payment-conscious.

The homes selling today are not simply the ones available—they are the ones prepared correctly, priced against current competition, and positioned as the best value.

Mortgage rates moved a little higher this week, with the average 30-year fixed climbing to about 6.6%.

That’s largely because Treasury yields increased as investors reacted to higher oil prices and renewed inflation concerns.

The important thing to remember is that buyers have largely adapted to this rate environment.

What I’m seeing today is that homes priced correctly and presented well are still selling, while overpriced homes continue to sit.
