Controlar su termostato también le ayudará a ahorrar dinero. Aquí hay algunas formas más en las que puede prepararse para las temperaturas bajo cero que se avecinan:

• Lave la ropa y los platos en agua fría.

• Traiga a sus mascotas adentro ⁠ (¡ellos también pueden pasar frío!)
• Baje su termostato al menos 4 grados para ayudar a ahorrar hasta un 30% en su factura de energía.
• Mantenga cerrado el conducto de humos de la chimenea cuando no esté en uso para mantener el aire caliente en el interior.
• Asegúrese de que nada bloquee las salidas de aire de su hogar mientras la calefacción esté encendida para mejorar el flujo de aire y calentar mejor su hogar.

COMO TE PUEDES PREPARAR PARA LA HELADA EN TEXAS
• Aísla tanto las tuberías interiores como las exteriores para evitar que se congelen. Usa fundas de espuma para las tuberías exteriores. Las puedes encontrar en Home Depot o Lowes.

• Desconecta y guarda las mangueras exteriores para evitar daños y congelación. Si tienes sistema de riego apágalo.

• Sella cualquier grieta o agujero pequeño en paredes, ventanas y puertas para evitar corrientes de aire y pérdida de calor.

• Asegúrate de que tu sistema de calefacción esté en buenas condiciones. Considera un mantenimiento profesional si es necesario. Ten una fuente de calefacción alternativa (por ejemplo, un calentador eléctrico en caso de fallo del sistema de calefacción.

• Mantén el termostato a una temperatura constante, incluso cuando estés ausente, para mantener el calor.

• Cubre las plantas sensibles o llévalas al interior para protegerlas del hielo.

• Prepara un kit de emergencia con elementos esenciales como linternas, pilas, mantas y alimentos no perecederos.

• Conoce la ubicación de la válvula de cierre de agua en caso de tuberías congeladas.

• Asegúrate de que los canalones (gutters) estén libres de escombros para evitar la formación de diques de hielo y daños por agua.

DURANTE LA HELADA
• Abre las puertas de los gabinetes que están debajo de los lavabos y fregadero para que le llegue el calor de tu casa a las tuberias. Mantén todas las llaves de agua goteando tanto del agua caliente como el agua fría cuando la temperatura este abajo cero incluyendo todo la noche.
• Si se llega a congelar alguna tubería cierra la válvula del agua. Esto previene que tu casa se llene de agua en caso de que alguna tubería estuviera rota al momento de descongelarse.

CONOCE EL SEGURO DE TU CASA O PREGUNTALE A TU AGENTE DE SEGUROS: Cobertura de tuberías rotas. Pregunta a tu agente de seguros si tu póliza de hogar cubre daños causados por tuberías rotas y daños accidentales por agua. Esta cobertura paga por los daños causados por tuberías rotas. El seguro contra inundaciones no cubre los daños causados portuberías rotas.

Tomar estas precauciones puede ayudar a proteger tu hogar y a tu familia durante condiciones climáticas de heladas.

Starting your homebuying journey can be exciting yet overwhelming. One crucial step that can help streamline the process is understanding the written buyer agreement, also known as the "Buyer Representation Agreement" in TX.

📝🏡 This was once an "optional" form, but is now required before your real estate agent can start showing you houses.

But I've been utilizing the Buyer Representation Agreement in my business as part of my signature Initial Buyer Consultation because I felt that it created much more transparency and trust between me and my buyer clients.

And now it has become an industry standard that I think is a wonderful thing! Here's a rundown of the benefits to having a Buyer Representation Agreement. It works to -

It promotes transparency and helps build a strong, mutually beneficial relationship with your agent.

💎 Provide Clarity

It provides a clear outline of the services you’ll receive, ensuring you know what to expect. It will also help both you and your agent by avoiding any misunderstandings that could arise without proper communication from the get-go.

💵 Outline Compensation

This document will specify and disclose the amount or rate of any compensation that the buyer's agent will receive from any source and how that amount is determined. This also opens up the communication to discuss how the commission structure is changing for buyers. It isn't as scary or complicated (or expensive) as you may think!
