Recently we spent a weekend fishing. First we started on Saturday at Richland Chambers Lake. Then on Sunday we decided to give Athens Lake a try. I thought it would feel tiny compared to Richland Chambers (only 1,800 acres as opposed to 41k acres), but I loved it so much!

While there, we stopped into the Athens Boathouse Bar and Grill, which sits directly on the lake. We sat on the patio overlooking the water. The views and the food were both phenomenal! I ordered the catfish with sauteed spinach and Brian got a burger. Fun fact: apparently Athens, Texas is the birthplace of the hamburger…who knew?!

I definitely cannot wait to return to Athens Lake and eat at The Boathouse again on another gorgeous day!

Here’s a hot take that is bound to ruffle some feathers…

Realtors are not required to buy or sell real estate. 🫣

Yep. I said it.

And honestly the industry needs to stop acting like that’s not true. Many agents act like not using a Realtor is guaranteed to be a disaster every single time. That simply is not always the case.

You do not legally need me.
You do not have to hire an agent.
You absolutely can do it yourself.

Realtors are not a necessity.
Realtors are a service.
A strategy.
A buffer.
An experienced problem-solver when things go sideways.

But, we are not a requirement.

If you want to FSBO your house, you absolutely can.
If you want to buy direct, you have every right.
If you want to take it all on yourself…I genuinely hope it goes smoothly for you.

But also…don’t confuse “not required” with “not valuable.”

Because when things do get complicated (and they often do 😬, that’s where the right agent earns every dollar of what they’re paid.

The truth is, the best agents aren’t afraid to say you don’t need them. Because we know when you choose us, it’s for a reason.

If you do want guidance, strategy, or someone fighting for you when things get tricky…I’m here. If not? I still hope your deal goes smoothly and you win.

You will know your kids as adults far longer than you'll know them as children. If you're lucky, you'll know your kids for about 50 years.

Your kids will only be "kids" for about ten of those fifty years. That means 80% of the time you'll ever have with your kids, they're not "kids."

You only get:
1 summer with them as a baby
3 as a toddler
5 as a child
3 as a pr***en
6 as a teen

Enjoy it while it lasts. Don't waste those years!

And now, having just watched my daughter graduate high school and get ready to step into adulthood, I can honestly say… it’s every bit as bittersweet as people told me it would be. The days can feel long when you’re in them, but somehow the years fly by faster than you ever imagined.

The little moments, the chaos, the summer nights, the sports practices, the vacations, the simple time together… those are the things that end up mattering most.

So soak it in. Be present. Take the pictures. Say yes to the extra hug, because one day you’ll blink and they’ll be all grown up too. ❤️

This was the toughest sale of my career hands down. Now I will say the final transaction was pretty quick and painless but the road to get here has been long. I originally listed this property in October of 2023 🤯Yep, 2023…it’s not a typo.

Over the years we have taken numerous breaks from the market and re-listed several times so it hasn’t been actively for sale the entire time but it kind of feels like it has been. It was such a unique property that we knew would need just the right buyer. We knew it might take time for that right new homeowner to come along, but I’ll be honest…it took even longer than I would have anticipated.

I want to extend a HUGE thank you to the Todds who never gave up on me and knew I was doing everything within my power to make it happen. They were patient and understanding, knowing that they just needed to give it time. That kind of trust and loyalty in this business is not something I see very often. I want the Todds to know how much I genuinely appreciate them and loved working with them. ♥️

I really am looking out for you here, I promise. Before you click “Request a tour”, let me tell you what really happens when you click that little blue button…

That one click then sends your information out to not just one, but a TON, of realtors all at once! Before you know it, your phone will be lighting up with calls and texts from people you have never met.

Something else to think about…you have no idea what type of agent is on the other end of the phone. Some might be amazing. Some might have just gotten their license last week. You just don’t know.

Wouldn’t you rather call someone directly that you know you can trust? That you know is knowledgeable and experienced? So do not push the button! Instead, give me a call and we’ll get you taken care of without your phone going crazy with a million unknown numbers 😉

I firmly believe that buying a house at a young age is one of the absolute best things you can do. Will owning a house make you “rich?” Of course not. But it lays a financial foundation where every month you’re building equity in SOMETHING. This is not insignificant.

Making progress towards a goal is addicting (in a good way), and it eventually shows up in other areas of your life. The younger you learn this, the better.

More important than the money itself is the mindset this habit unlocks.

Every goal in life worth pursuing is going to take a long time….and it’s going to require ongoing consistency more than temporary intensity. Too many people are trying to get rich quick when they should be focused on getting rich slowly.

In any endeavor, the price of success is usually just doing the same boring things over and over again….that most people aren’t willing to do. This is what creates results in the gym, in business, and ultimately in life.

This is why cultivating the emotional discipline to pay a monthly mortgage is one of the best things you can do for yourself.

It’s more than a mortgage, it’s about the type of person it helps you to become.
