There's been a lot of chatter about real estate agents in the media due to the NAR settlement, and it's brought up some important conversations about buyer's agents, what our value is, and our role in the homebuying process.
I'm not going to talk too much about the lawsuit here for brevity's sake, but I do want to address something that I see as a common misconception about the role of real estate agents.
Here it is: If you think your agent is JUST here to "find" you properties or send you listings, you're going about this all wrong!
Here's why: With the internet, ~90% of homes for sale are readily searchable somewhere online. Identifying the home that is right for you often only accounts for about 15%-30% of the time and labor you and your agent will put into securing a home. Beyond that, a good agent will demonstrate their value by helping you navigate a complicated process, negotiating on your behalf, leveraging their connections with other professionals, keeping you attuned to market shifts, and so SO much more.
Anyone can push a button and send links to listings. So at the end of the day, you should choose your agent based on who gives you confidence in their ability to help you through the buying process from start to finish. Rely on your agent. Talk to them. Express your concerns and ask them questions. If they're not up to s***f, then move on to someone else. But please, please, for the love of god, don't just choose someone based on a couple listings someone sends you online.
