Rehab Valuator is a dynamic, cloud-based software for wholesalers, house flippers, builders, developers and agents. It helps you with deal analysis, comparable sales, rehab estimates, marketing your wholesale deals, professional funding requests when raising money for your rehabs and new construction, and more! It also includes a state-of-the-art Project Management Suite, best in class customer support, and ongoing upgrades.
The Rehab Valuator software is not a list provider but essentially helps you do everything once a lead comes in. It is a deal analysis, marketing/fundraising, and project management software. With the Premium version, you are able to input a property address to retrieve the property information as well as comps around the address. (The Lite/free version does not have this data capability) When property information is retrieved, the owner's name and mailing address is given. We do not provide phone numbers or lists of buyers, sellers, lenders, or leads but we do provide education on these topics. In addition, our property and comps information are provided by the actual information that is recorded on the official public record for property addresses. These comps will be within a mile of the subject property and sold within the last year. After selecting/inputting the comps you wish to use for your project, the software will calculate an After-Repair Value (ARV). When you have finalized inputting your numbers (ARV, rehab budget, losing/holding costs, financing, project length, etc.) the software will be able to crunch those numbers for you to calculate things like a profitable purchase price, cash required, profit, Return on investment (ROI), Debt-Coverage Ratio (DCR), cap rates, etc. You are also able to manage your project using the built in construction/rehab budgeting template, scope of work, scheduling, accounting, and draw features.
The next step would be putting the finishing touches on your report. You are then able to save your report as a PDF or create a unique link to send out. These reports will assist you when approaching lenders for funding or marketing to prospective buyers.
