The letter tells you the most a bank will lend. It doesn’t tell you what the house costs to own. On a home at Greenwich’s $3.6M median, property tax alone is about $2,126 a month. Jumbo lenders also want 6 to 12 months of payments still in the bank after you close.

The buyers who do best here leave room under the ceiling, because that room is what gives you negotiating power.
