DETAILED DESCRIPTION OF SERVICES
*PRE-LISTING INSPECTION -
The purpose of this inspection is to make sellers aware of the problems that are present in their home. Knowing up front where problems exist and making repairs prior to listing could safeguard against a home sale from falling through near closing. This inspection will not come with an in depth written report but a verbal explanation of problem areas along with recommendations to remedy.
*GENERAL PROPERTY INSPECTION -
The purpose of this thorough inspection is to make buyers aware of any problems that exist in their next home. This inspection covers the entire home from roof to basement and everything in between. The inspection comes with a very detailed written report of both the good and bad findings.
*POST REMEDY INSPECTION -
The purpose of this inspection is to make sure that requests for remedy items were repaired to an acceptable standard. This inspection only touches on the items that were included in the contractual request for remedy agreement. This inspection will not come with a written report but a verbal explanation.
*RADON TESTING -
The purpose of this test is to detect the presence of odorless, tasteless radioactive gas known as radon. Radon levels vary between neighboring homes so don't assume your home is safe since your neighbors radon levels are acceptable. Radon is a significant cause of lung cancer. This test is a 48 hour continuous monitor. This test does not require the tester to be in your home much at all, simply set the machine up and retrieve it after 48 hours. This test comes with a detailed report breaking down the radon levels in 1 hour increments. Quality Property Inspections LLC is licensed with the State of Ohio to perform this test. *WOOD DESTROYING INSECTS INSPECTION (WDI)
The purpose of this inspection is to determine the presence of WDI. The areas of concern are termites, carpenter ants, carpenter bees and powder post beetles. These critters are very difficult to detect and cause extensive damage to the structure. Quality Property Inspections LLC is licensed by the Ohio Dept. of Agriculture to perform this inspection.
*PRIVATE SEPTIC VISUAL INSPECTION -
The purpose of this inspection is to determine the functionality of the septic system. The inspection consists of adding a tracer dye and filling the system, if leaks or blockages are present the tracer dye will surface. If riser lids are accessible without digging up the yard, the tank will be exposed to determine if pumping is needed.
*PRIVATE WELL WATER TESTING
The purpose of these tests are to determine the quality of the water supply. All tests are performed at a state certified lab.
Total Coliform/E.coli - Most common test required by lender
Nitrates - Needed for FHA and VA loans
Lead - Needed by most FHA and VA lenders Nitrites - Needed by most FHA and VA lenders
