But if I’m looking at lifestyle + value + long-term upside, Costa Mesa is at the top of my list.

✅ Close to the beach.
✅ Amazing food scene.
✅ Major redevelopment.
✅ Strong demand.

And still more accessible than many neighboring coastal cities.

Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don’t touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there’s the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and choose what it looks like when it’s finished. (Yes, even if your taste is…expensive.)

Don’t forget to ask what stays with the home. Appliances, furniture, window treatments—these are all negotiable. (And that’s money you don’t have to spend later).

And most importantly— talk to more than one lender. I’ve seen the same buyer get wildly different rates just by making two extra phone calls.

Everyone thinks you need to be a millionaire to live in Newport Beach or Orange County, but that’s not actually true.

Buyers are getting in with a lot less than 20% down, in fact you can put down as little as 3%.

There are rate buy downs, seller credits, and creative financing options that most people don’t even know exist.

The biggest mistake is people (who are financially ready) are still waiting…they think prices are going to drop or rates will magically drop back down to the pandemic times…but while they wait, rents keep going up and competition on good homes are staying strong.
