Making an offer on a home and the seller counters with “as-is” — what does that mean?

Let’s break it down with a few quick facts:

In California, the Residential Purchase Agreement (RPA) already states that the property is generally sold “as-is,” meaning the home is being sold in its current condition.

What “as-is” typically means:
• The seller has no automatic obligation to make repairs
• The buyer can still conduct any inspections they need
• The seller is still required to provide all legally required disclosures
• Existing issues may already be reflected in the price
• Buyers should structure their offer with potential repair costs in mind

What “as-is” does NOT mean:
• The buyer can’t request credits or renegotiate after inspections
• The seller can conceal or hide material defects

Bottom line: “As-is” is often used to set expectations regarding condition and price — it isn’t automatically a red flag. As long as you do your due diligence, it’s simply reinforcing that the home is being sold in its present state.

Amanda is so special and lovely and all the things💫
She was originally a lease referral from a previous and again, awesome, client Any friend of Lauren’s is a friend of mine.
Shortly after meeting, Amanda shared she was expecting a baby girl, and I was so excited for her. They found a cute lease and I met baby Meadow shortly after she was born. We kept in touch over the last couple of years and then this last May, I got a call that Amanda and Meadow were ready for a fresh start, in a home of their own.
We began looking in June and on our second stop, we found it. It checked all the boxes. I knew it was perfect for them.
Except, it was quick. Real quick.
And with a big purchase like this, I get the stress and hesitation of moving on something of this magnitude.
But she trusted me and the process, and we moved forward.
Through each phase, inspections coming over, negotiations and requests being met, Amanda was gaining more and more confidence in this big step. And on closing day, we both knew she was “home” on this safe street, tucked away and full of kids all right around Meadow’s age.

We are having dinner with our daughters next month in their new home and I am looking so forward to it. To be a part of people’s lives in this way is something I never take for granted💛

This is my 17th ‘spring break’ as a mom and wow, have times changed. Gone are the floaties, goggles and much needed naps after a long day at the kids pool.

Jane is on yet another amazing adventure! To Rome 🇮🇹with her incredible school and her Nana who joined too! Miss her SO but am also thrilled for her seeing the world, exploring and stretching those wings.

And to my boys, how you make me crazy but also how you make me laugh. (Dingus is my new favorite word…)
We had so much fun on our pivot to Scottsdale. Original plan was NYC but diverted at the last minute - Too much rain and cold. We were in the mood for some sun! And got it. ☀️☀️plus lots of pool time, delicious dinners and a Suns game (that was an experience).
Always better when us 5 are all together but separating is something we as parents all must get used to. And I’m so proud that these kids are getting ready to move ahead. So I’m savoring these moments so much!

Well, and I still got Fletch. He may stay forever…
