The Orange County housing market is shifting into a more balanced fall market and there are opportunities for both buyers and sellers.
Here are 3 things I’m watching:
🏡 Mortgage Rates | 6.85%
Rates remain a major factor in affordability and buyer decisions. With financing costs elevated, purchase price and negotiation strategy matter more than ever.
📈 OC Inventory | 4,984 homes
Inventory has pulled back from its summer peak, signaling the seasonal shift. Well-priced homes in desirable coastal communities can still move quickly.
💎 Luxury Market | $2.5M+
Higher-end properties are experiencing more negotiating room. Pricing, condition and presentation are especially important in this segment.
My takeaway: Orange County isn’t one market. Newport Beach, Costa Mesa and our surrounding coastal communities each have their own micro-markets.
For buyers, there is more opportunity to negotiate. For sellers, strategic pricing and strong presentation are critical.

25 years ago and still it seems like yesterday. The disbelief that something so devastating could happen on U.S. soil.

I will never forget.

We remember the lives lost, the families forever changed, and the heroes, firefighters, police officers, first responders, service members, and everyday people, who showed extraordinary courage. And we remember the unity that followed, when strangers reached out.

Neighbors helped neighbors and differences felt smaller than the things that bound us. Twenty-five years later, we pause to remember to honor and to never forget.
