At this month's Mastery Meeting, we discussed the latest Twin Cities Market Statistics and what that means for our clients. Here's a few of the trends we're seeing and what we're keeping an eye on 🤓

👉We generally see a small jump in closed units between July and August; this year there was a 10% decline (only -1.5% from last August) – trend to keep an eye on

👉Similar to closed sales, pending sales were down month over month, but are still up 1.1% over August 2025.

👉Showing activity continued dipping, consistent with seasonal patterns but down 11.4% from last year – trend to watch

👉Days on market increased consistent with seasonal patterns

Here are the stats from this month, that I shared, to give you a better picture of the current Twin Cities Real Estate Market. (As of May, 2026)

Closed units and new listings were consistent with seasonal patterns.

- May 2026 YTD pending sales are 0.2% above May 2025
- May 2026 YTD new listings are 2.6% higher than May 2025
- Showing activity dipped slightly, consistent with seasonal patterns (March is usually the peak of buyer showings)
