If they decide to put the home on the market, I consult on what to do to maximize their sale price and ensure that all sellers are achieving their goals.
-I am a partner in another investment company that purchases properties in SW Florida for rehab and/or rental (year round and short term rentals).
-I am currently a board member for the Saint Paul Area Chamber of Commerce (SPACC) where I chair the Ambassador Committee. I’m also a board member of the Oakdale Area Chamber of Commerce (OACC), a member of Allied Executives, former board member for Washington County HRA and Alumni of the Year at Tartan High School.

Having more homes to consider sounds like an easy advantage, but it can create a new challenge: decision fatigue. When every listing has something appealing, buyers can start comparing endlessly instead of recognizing the home that actually fits.

This is where a clear priority list matters. Before touring, I recommend identifying the three things that would genuinely improve your everyday life. Maybe it is location, a flexible layout, or a shorter list of future projects.

I encourage buyers to compare homes against their own goals, not against a fantasy checklist that keeps growing with every showing.

More choice is useful when it creates clarity. It becomes noise when everything feels equally important.

A lot of people are hoping for the same thing. Lower mortgage rates. Lower home prices.

The problem? Forecasts show that’s probably not what’s in the cards. At least, not right now.

Mortgage rates aren’t expected to fall dramatically. And at the same time, home prices should keep rising at about the same pace they have been.

Many buyers are searching for homes that offer:

• Home offices or multi-purpose rooms.

• Functional kitchens with plenty of storage.

• Outdoor areas for relaxing and entertaining.

• Energy-efficient features that help reduce long-term costs.

The most desirable homes aren't always the biggest or the newest. They're the ones that support the lifestyle buyers want today while offering flexibility for tomorrow.
