I had a conversation with a guy that bought a house in 2021. It was 3 years delinquent on taxes at the time of purchase. His understanding was that the taxes would be paid by the seller. I have no idea if he was led to believe that or if it was a misunderstanding or oversight. Either way it's unfortunate.
He bought with a Quit Claim Deed with simple filing at the county (no title company or other real estate professional involved). He did significant work to the house after buying it and now lives in it. It unknowingly went to the tax auction this year (not even a year after buying).
This could have been avoided or at least understood at the time of purchase had a professional been consulted. A Quit Claim Deed can be okay under the right circumstances, but regardless you should be aware of what liens are against the house and the proper expectations of who is paying them and when.

I don't know about you, but I would rather keep the government and courts out of my affairs as much as possible, so if you haven't already, please do some amount of planning. If you own real estate in Missouri, that can be as simple as a beneficiary deed. If you want to get more complex then you can use a trust or will. While a beneficiary deed is the easiest to implement in Missouri, what if no estate planning has been done? In some states, including Missouri, an Affidavit of Heirship can be used to avoid the time and expense of probate. In order to use an affidavit of heirship to keep real estate out of probate, the owner must be deceased for more than one year and probate cannot have already been opened. In addition, all legal heirs must be in agreement with the affidavit.

๐—ฆ๐˜‚๐—ฐ๐—ฐ๐—ฒ๐˜€๐˜€๐—ผ๐—ฟ ๐—œ๐—ป ๐—œ๐—ป๐˜๐—ฒ๐—ฟ๐—ฒ๐˜€๐˜: A successor in interest is someone that has obtained an ownership interest in a property due to a qualified transfer. This could be through use of a will, trust, transfer per probate ruling, beneficiary deed, or divorce. Most commonly, heirs after a death are successors in interest.
Many rightful heirs give up and walk away from a property, letting it foreclose, because the bank refuses to provide mortgage information, preventing the heir to make payments. There are laws (mainly Regulation X) protecting successors in interest (see 12 U.S.C. ยง 1701j-3, 12 C.F.R. ยง 1024.31, 12 C.F.R. ยง 1026.2(11)) that require a CONFIRMED successor in interest be considered a borrower, regardless of whether they assume the mortgage or not.
This means the lender must provide information about the loan.
If you're having a hard time getting the bank to work with you try this... Simply let them know the Real Estate Settlement Procedures Act requires them to treat any successor in interest just as the borrow. Then ask "what do you need me to provide showing I am the successor in interest?"

For a beneficiary deed to be valid, it must be recorded with the recorder of deeds BEFORE the death of the owner. This is a very simple and effective way to keep real estate out of probate. The more you can keep out of probate, the better.
