🏠 Roof condition — Harder to spot missing shingles or worn areas when everything’s layered in fall debris.
🚗 Driveways & walkways — Cracks and uneven spots often get camouflaged under leaves.
🌳 Landscaping maintenance — Overgrown shrubs or dead branches can mean higher upkeep costs down the road.

Most buyers regret not doing this one thing before making an offer 😬👇

Spoiler: It’s not skipping the inspection or choosing the wrong lender.

It’s not getting super clear on what they actually want before walking into that “dream home.”

Here’s the thing…
In a fast-moving market like Salt Lake City, you need more than just a pre-approval.

You need a strategy.

I’ve seen buyers fall in love with a home, rush into an offer, and then second-guess everything — because they hadn’t taken the time to:
✅ Prioritize their must-haves
✅ Understand how much homes really cost after closing
✅ Ask the right questions about the neighborhood, taxes, or long-term resale potential

And in areas like Sugar House or Draper, there’s not much time to figure it out after you fall in love.
