A local lender asked me to run comps for a buyer on a purchase. It's a fixer upper for a 1st time buyer. Home is currently priced at ARV value.
WHY? Everything except windows needs updating.
Pooling water damage inside for months. I told my lending partner don't do it, the home is priced $120k over right now. Another red flag, the home has dropped price $70k and is still grossly overpriced. Found out buyer is using the listing agent as a limited agent. Sometimes we help people without directly working for them.
