I have a confession. Half the houses on Zillow lose buyers before they even read the description.

Not because the house is wrong. Because of how it shows up online.

There's a reason for this and it's wild. Your brain decides things before you're consciously aware you're deciding. So if your photos, your headline, your first three seconds don't hit right, you've already lost someone who might have loved your house.

This matters even more if you're juggling teens, aging parents, or both under one roof and trying to figure out how to make the jump to something that actually fits your family. You don't get a second first impression online.

Things that give me the ick in real estate 👀

1. Dual agency without explaining what it actually means for the client
2. Agents who won’t tell you to walk away from a bad inspection because they don’t want to lose the deal
3. Settling on a home you feel just okay about
4. Buying into “the sky is falling” headlines without ever looking at the actual local data

Turns out this model seems pretty great for the first day of having him.

✅He uses the litter box
✅Slept through the night
✅Eats well
✅Pretends to be a big scary boy
✅Can play well by himself
✅Gives the most delicious snuggles
✅Loves having his murder kittens held while he sleeps or snuggles.

Overall 10/10 would recommend.

I don't have many regrets. But if I could go back in time and change one thing, it wouldn't be a decision — it would be a belief.

I believed that love meant giving until there was nothing left. That if I just tried harder, sacrificed more, asked for less — everything would be okay.

The more I gave, the more I disappeared.

What I know now is that boundaries aren't selfish. They're how you stay whole enough to actually show up for the people you love. They're not walls — they're an act of respect. For others and for yourself.

The girl I'd go back for was already enough from day one. She just needed someone to tell her.

Nobody in Utah wants to hear that their number is off, but finding out from me costs nothing.

Finding out from the market costs you months.

I work with families in Salt Lake County who are already stretched thin between kids, work, and aging parents, and the last thing any of them need is to be surprised at the closing table.

My job is to make the hard parts easier, and that starts with being honest before you ever sign anything.

Sleep, water, walking, and being a little less cruel to myself in my own head.

I’m not saying coffee is the reason I can show up to a 7am contractor walkthrough, manage three client timelines at once, and still answer your panicked text about interest rates before noon.

But I’m also not not saying that.
