Salt Lake City’s real estate market is shifting, and if you’re in the hunt for a home—or considering listing—here’s what’s really happening. We now have 3,800 active listings, up about 11% year-over-year. That means buyers finally have more choices, more time to think things through, and much better leverage when it comes to comparing homes and negotiating the details that matter. Another 1,600 new listings entered the market this year, up 8% from last year, so the days of frantic, rushed decisions are easing. Sellers are feeling it, too: the median list price has slipped to $567,000, down 3%, with roughly 30% of homes carrying price cuts. It’s a clear indication that sellers are becoming more flexible and open to offers. Still, with a median market time of 57 days, well-priced homes are moving—decisiveness counts when you find a good fit. Lately, I've seen more buyers broadening their horizons, and the numbers back it up: 60.1% of homebuyers are now searching beyond metro areas, compared to 48.2% before the pandemic. In ultra-expensive markets, over 90% are looking elsewhere. It’s a clear sign that affordability is steering decisions, with many turning to more budget-friendly Southern regions where demand for new homes is especially strong among out-of-market buyers.
