As the great Warren buffet said “be fearful when others are greedy and greedy when others are fearful” the market is scared right now and the decision to not work out a repair with a potential buyer can cost you 10x. I’ve sent requests that I felt were offensive expecting some push back and the sellers accept. Buyers remember your agent works for you and can only consult you on what will be offered. If you feel the home is worth significantly less after that consultation it’s my job to send the offer not talk you out of your decision. I want to help you or anyone you know navigate this crazy market we have.

To sum up my thoughts buyers have attached themselves to a payment and not a purchase price. They aren’t asking if the home is worth 500k they are wondering if the home is worth 4k per month. With interest rates going up 1% that home they didn’t feel was worth 4k a month is now $4400 per month. They didn’t feel like it was over priced at 6% rates but now that same 500k home feels unaffordable. Some sellers will hold their ground and stick to the price but you will always be competing with someone Who needs to get out and they will start the dominoes of price reduction/ closing cost offered. So if you’re a buyer in this market make sure your agent is asking for everything and then some because I’m seeing unbelievable deals every day! And if you need an agent I’d love to help you buy sell or invest in this crazy market!
