Utah home prices increased 10.66 percent in the third quarter compared with the same period in 2019, according to a new federal report. Utah’s increase is the fourth highest among all states. Idaho, Arizona, and Washington were the top three states. Nationally, home prices increased 7.81 percent in the third quarter. Over the past five years, Utah home prices have climbed 56.53 percent.

Home sales in Salt Lake County climbed for the third consecutive month in August, nearly erasing the downturns earlier in the year from Covid-19. From January through August, home sales were down just 2 percent compared to the same eight-month period in 2019. The median home price in August increased to $385,000, up 12 percent from a year earlier. The supply of housing inventory, a measure of how long it would take to sell active listings based on current sales trends, fell to 1.5 months, down from 2.5 months last year.

Salt Lake County home sales reached an all-time high in July at 2,093 homes sold, 15 percent higher than July 2019. It's the first time monthly sales surpassed 2,000 closings since the MLS began keeping records. Home sales had tumbled in April and May as the COVID-19 pandemic forced business shutdowns and slowed consumer spending. However, sales began to increase in June as home buyers took advantage of record-low mortgage interest rates. Limited inventory remains the biggest challenge. Based on sales trends over the past six months, Salt Lake County’s housing inventory currently for sale would be sold in less than three months (2.87 months) if no new listings were added to the market.
