ROAD CLOSURE: On Friday, June 26, a contractor will have South 1st Street closed between E Graham Ave and Knepper St beginning at 7:30 a.m. The road is expected to reopen Friday afternoon. A detour will be posted.

A little late with the May market update... but in my defense, summer happened.

The market is giving buyers a few more options these days, but homes that are clean, updated, and priced correctly are still getting plenty of attention.

In other words, strategy matters. Curb appeal matters. And yes, your orange oak cabinets from 1994 still might matter too.

👷Construction Starts Tuesday 🚧

Reconstruction of Richard Downing Avenue is scheduled to begin Tuesday, June 23. Phase 1–completed in 2026–will include storm sewer and roadway reconstruction from S 24th St to the west edge of the Rec Complex soccer fields. The work will be completed in three stages. Stage 1 (from S 24th St to the east side of Rec Complex Parking Lot A) will be closed beginning Tuesday, followed by Stage 2 (between Lot A and Lot B), and Stage 3 (the entrance to Lot B). Traffic will be detoured to Veterans Memorial Hwy and Twin City Dr. Substantial completion of Phase 1 is expected mid-November.

If you have moved 🏡 or turned 65 🎂 since last June 30 you will want to fill out a new Homestead Tax Credit Form by July 1. Any maybe check out the other available tax credits while you are at it. 😉
