The #1 question I get from families relocating to Louisiana is about school zones. I'm going to answer it right here.

Here's what most people don't realize: the school zone boundaries on the Northshore are NOT determined by zip code. They're determined by street and the lines matter more than the address.

A quick breakdown of what I tell every relocating family:

📍 MANDEVILLE
Home to some of the highest-rated schools in St. Tammany Parish. The zone lines run through specific subdivisions — not the entire city. Families targeting Mandeville schools need to verify the exact street before making an offer.

📍 MADISONVILLE
Smaller, community-feel area with excellent school options. Growing fast. Inventory here moves quickly when it hits the market.

📍 COVINGTON
Covington gives you more square footage for your budget while keeping you inside strong school zones. A favorite for move-up buyers and families relocating from out of state.

📍 FOLSOM / BUSH AREA
Rural feel, larger lots, Washington Parish school options. Perfect for buyers who want land without sacrificing commute entirely.

I pulled the Northshore market numbers this week.
Here's what they actually mean for you. 👇

148 new listings hit the market.
125 of those listings had a price decrease.

Let that sink in for a second.

That means nearly every new listing that came on this week is already being repositioned,before it even had a chance to find its buyer.

Here's what's really happening:

→ Sellers are entering the market with optimistic pricing and discovering quickly that buyers in this market are informed. Overpriced homes are not getting showings. They're getting silence.

→ 58 listings expired this week. Those are homes that sat the entire contract period and found zero buyers. Almost every expired listing has one thing in common — the price was wrong from day one.

→ 89 homes closed. That means buyers are absolutely active and purchasing. The market is not slow. The market is precise.

→ 23 homes came back on market. A deal fell through, a buyer got cold feet, or something didn't survive inspection. These back-on-market properties are often overlooked opportunities — the second time around, sellers are motivated.

🏡What this means if you're a buyer right now:
The inventory is there. The negotiating power is real. And back-on-market properties deserve a second look.

🔐What this means if you're a seller:
Price is everything. The homes that closed this week were priced correctly from day one. The 58 that expired were not. This is not the market to test a number.

💅 IS IT JUST ME, OR IS THE 3 AM “HUNTING ALARM” A HATE CRIME? 🦌☕️

i=If I have to hear one more camo-clad man clomping around the house at 3 AM, slamming the microwave and waking up the kids (and the dog, and my soul) just so he can drive forty minutes to a lease... I’m going to lose it. 🫠
