Today is National Coming Out Day.

Coming out isn't one big moment. It's a lot of small ones. Telling your family. Telling your coworkers. Deciding, again and again, whether this room is safe enough to be fully yourself in.

Buying a home is full of those rooms. Lenders, inspectors, agents, sellers, neighbors you haven't met yet. A lot of LGBTQ+ buyers spend the whole process quietly editing themselves, wondering how a question about "your partner" is going to land, or whether a neighborhood will actually welcome them once the moving truck pulls away.

I started Common Ground Realty as a gay man who got tired of keeping my life and my work in separate boxes. That's the whole point of this place. When you work with us, you don't have to explain your family, soften your story, or wonder whose side we're on. We'll be honest with you about neighborhoods, ask the questions you might not think to ask, and treat your home search like what it is: finding the place where you get to stop editing.

I get this question a lot lately: "Should we just wait until rates come down?"

Honest answer? It depends, but waiting isn't automatically the smart move.

If you're buying, this is the first time in years you've had real leverage. Sellers are negotiating on price and closing costs, and you can actually take your time and get an inspection like a normal person. You can refinance a rate later. You can't renegotiate what you paid.

If you're selling and buying, the softer market works in your favor on the next house. And if you're waiting for rates to drop, so is everyone else. When they do, a lot of homeowners will list at once, and that means more competition.

Every situation is different, so if you're on the fence, I'm always happy to grab a coffee and talk it through.
