Infrastructure isn't separate from economic development. It must be the beginning.

As St. Tammany Parish continues to grow, transportation, sewer, water, and other critical infrastructure will play an increasingly important role in determining where and how future development occurs.

Gulf States recently participated in the Highway 1077 Executive Roundtable hosted by St. Tammany Economic Development Corporation along with Greater New Orleans, Inc., bringing together business leaders, economic development organizations, transportation professionals, and public officials to discuss the challenges and opportunities facing the LA 1077 corridor.

Our President, Mike Saucier, shared a development perspective centered around a simple idea:

Plan infrastructure early.

Roads, supporting utilities, zoning, financing, and economic development cannot be addressed independently if we want to create sustainable long-term growth.

We've put together a deeper look at the discussion, what it could mean for the LA 1077 corridor, and why early infrastructure planning matters for the future of St. Tammany Parish.

Northshore homeowners, this is a program worth keeping on your radar.

Residents of both St. Tammany Parish and Tangipahoa Parish are eligible to participate in the Louisiana Fortify Homes Program, which provides grants of up to $10,000 to help qualifying homeowners upgrade their roofs to the FORTIFIED Roof™ standard and better protect their homes from hurricane-force winds.

The current lottery registration period is closed, but additional grant rounds will be announced. Homeowners can sign up now to receive future program updates.

Did you know that Tangipahoa Parish is one of the 25 coastal Louisiana parishes whose residents are eligible to participate in the Louisiana Fortify Homes Program?

The Louisiana Fortify Homes Program (LHFP) helps Louisiana homeowners strengthen their roofs to better withstand hurricane-force winds.

The program grants up to $10,000 for homeowners to upgrade their roofs to standards set by the Insurance Institute for Business & Home Safety (IBHS).

The completed roofing project must meet the FORTIFIED Roof Standard for the grant to be issued. Grant funding is limited to construction costs.

A great evening celebrating business, community, and connection on the Northshore!

Gulf States Real Estate Services was a Soirée Sponsor of the St. Tammany Chamber of Commerce’s 2026 Southern Nights Soirée, held Friday evening at The Fleur De Lis Event Center in Mandeville.

Our own Lamar Yeates, REALTOR & Land Specialist, and his wife, Caroline, represented Gulf States for an evening that brought together business leaders, professionals, and community partners from across St. Tammany Parish.

We’re excited to support the St. Tammany Chamber of Commerce and its work on behalf of more than 1,000 local businesses throughout our community. 📊 June 2026 Greater New Orleans Housing Market Update

Are home prices falling?

The latest data suggests that prices are holding relatively steady, while buyers are gaining more room to negotiate.

June highlights:

💰 Median Home Price: $294,328
📑 Pending Sales: up 9.8%
🏠 Homes for Sale: 5,965
⏳ Days on Market: 66 days
📋 New Listings: down 8.9%
⚖️ Months Supply: 5.7 months

Buyer demand remains strong, but buyers are paying closer attention to value. Homes that are priced correctly continue to sell, while overpriced properties may remain on the market longer or require price adjustments.

This is best described as a more balanced market with buyer-friendly negotiating conditions—not a broad decline in home values.

ELEVATION STATION IS RETURNING TO THE NORTHSHORE!

Gulf States Real Estate Services and Gulf States Construction Services are excited to have played a role in helping Elevation Station establish its new flagship location at 50 Park Place in Covington.

The locally owned family entertainment destination is returning with a larger facility, upgraded amenities, expanded attractions, and new opportunities for birthday parties, corporate events, school field trips, church groups, youth organizations, and family fun.

For years, Elevation Station provided a place where Northshore families could gather, celebrate and create lasting memories. We are excited to see that vision return in an even bigger way and look forward to watching this new location come to life.
