Having an income doesn’t mean you have a plan for your money.

You can work for years.
You can earn more.
You can have good credit.
You can even invest.

And still not have a clear direction for your money.

That’s the reflection this quote left me with.

Because so often, we focus on making more, but not on asking ourselves:

What do I actually want my money to do for me?

Am I building reserves?
Am I paying down debt?
Am I building wealth?
Am I preparing for a future investment?
Or am I simply reacting month to month?

I see this often in Real Estate.

People want to invest because they heard it’s “a good opportunity,” but they still haven’t defined their strategy, their budget, or what role that property should actually play in their financial life.

And to me, that’s where everything starts.

Not with the property.
Not with the interest rate.
Not with finding the “perfect deal.”

It starts with having clarity about your money and what you want to build with it.

So before asking where to invest, maybe the first question should be:

Do I really have a plan for my money?

If you don’t have one yet, start there.

Educate yourself. Review your habits. Understand your numbers. Surround yourself with people who help you think more clearly, not simply buy something.

Because better financial decisions can be learned too.

And a plan doesn’t begin when you have more money.

It begins when you decide to give direction to the money you already have.

Is this a good time to invest in real estate?

I’ve been getting this question a lot lately.

And my answer is simple:

Yes, it can be a good time, as long as you’re prepared.

There is no perfect moment.
There is no perfect property.
There is no investment without risk.

What does exist is preparation.

If your idea is to buy a property, live in it, potentially turn it into a rental later, and eventually move on to a second purchase, that strategy can make sense.

But you need to know your numbers, understand your budget, protect your cash flow, and know what you can realistically sustain.

And one more thing: start small.

You do not need to start big to build wealth. You need to start with a property that makes sense for your current situation and your goals.

It also matters who you sit down with to plan. You do not need someone who only wants to sell you a house. You need someone who understands your strategy and helps you look at your options clearly.

And even then, the responsibility is still yours:

Educate yourself. Verify. Research. Ask questions.

Any moment can become an opportunity when you have a plan and understand why you are making the decision.

What if you buy your first home at 40?

According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, the median age of first-time home buyers in the United States reached 40.

So no, you didn’t necessarily have to buy at 25 to start building wealth through real estate.

But let’s make this more interesting and look at a possible projection.

Imagine buying your first home at 40.

You live in it for a few years, and when it’s time to move, instead of selling it, you analyze whether your numbers allow you to keep it as a rental property and purchase your next primary residence.

If your finances and market conditions allow you to repeat that strategy approximately every four years, the scenario could look something like this:

40 → Property #1
44 → Property #2
48 → Property #3
52 → Property #4
56 → Property #5

By age 60, you could potentially own five properties.

But this is where an important distinction needs to be made:

Owning five properties does not mean having the full value of five properties sitting in your pocket.

There are mortgages. Interest. Property taxes. Insurance. Maintenance. Possible vacancy periods and other expenses.

There is also another side of the equation: over those years, you may be paying down debt, the properties may appreciate, and if some of them become rentals, part of that debt may be paid with the income they generate.

That is where the mindset shift begins.

So the more interesting question is not:

“How much would five houses be worth?”

The better question is:

“How much equity could you have built by age 60 after subtracting what you still owe?”

That is what we want you to learn how to analyze through this idea, using a hypothetical scenario and numbers that are reasonable and sustainable over time.

Because starting at 40 is not about making up for lost time.

It is about understanding what you can do with the next 20 years.

You’re not always renting because you can’t buy. Sometimes you’ve been renting for years because no one ever explained how to start preparing.

In 2026, the National Association of REALTORS® continues to show that first-time buyers are entering the market much later. The median age has reached 40, and some of the biggest reasons include difficulty saving, organizing finances, and, just as important, not fully understanding how the buying process works.

The good news is that preparation has clear steps.

1. Get your finances organized for real.

Create a simple, realistic budget. Know what comes in and what goes out: rent, groceries, car payments, insurance, utilities, debt, and personal expenses.

And include savings from the beginning.

Don’t save only what is left over. Set aside a specific amount when you get paid and treat it like a commitment to yourself.

2. Work on your credit intentionally.

Know your score, pay on time, review high balances, and avoid taking on new debt you don’t need.

Credit doesn’t get organized a few weeks before buying. The sooner you understand where you stand, the more time you have to improve it.

3. Build your funds step by step.

Don’t think only about the down payment. You may also need closing costs, reserves, and initial homeownership expenses.

And remember: sometimes the answer is not only cutting expenses. It may also mean finding ways to create additional income and directing part of it toward your goal.

4. Find where your money is leaking.

When you really look at your numbers, you start noticing the small expenses that add up.

This is not about stopping your life. It’s about recognizing which financial decisions are pulling you away from a goal you say matters to you.

If you have debt, organize it into a plan and start reducing it.

5. Know your options before deciding you can’t buy.

Not every buyer needs a 20% down payment, and not every buyer uses the same type of financing.

If you want to buy in one, two, or even three years, work with a REALTOR® who is willing to help you prepare, not just show up when you are ready for a transaction.

Having a clear roadmap can help you understand what credit you may need, how much you should save, what financing may fit, and what price range makes sense for you.

And remember: your first home does not have to be your forever home. It can simply be your first step.

Buying starts long before you sign a contract. It starts when you stop improvising and begin preparing with intention.
