Nearly as many listings left the market without selling as homes that actually sold.
That number caught our attention.
According to FMLS data reported for Buford, Suwanee, Duluth, Lawrenceville, and Norcross, between June 5 and September 1, 2026, 1,460 homes sold while 1,199 listings expired or were withdrawn without selling during that attempt. The homes that did sell went under contract in a median of 22 days and closed at about 97.4% of their original asking price.
To us, this does not mean homes are not selling. It means sellers have less room for error.
Buyers have more options, they are watching price reductions, and they are paying attention to what homes are actually closing for, not simply what sellers are asking. That is why we believe pricing today should begin with the micro-market and with a clear understanding of each seller’s goal.
The negotiation does not start when the offer arrives. It starts before the listing goes live, with the numbers, the positioning, the condition of the property, and an honest conversation about what the seller is trying to accomplish.
For sellers, the better question may not be, “How high can we list?” but rather, “What gives this property the strongest position from day one?”
