**DFW sellers — the highest list price doesn't always mean the highest sale price.**

Most sellers who want to price high aren't being greedy.

They're thinking, **“I don't want to leave money on the table.”**

And I completely understand that.

If it were my house, I'd want to get every dollar I could out of it too.

But here's where pricing matters.

Listing your home higher doesn't automatically make buyers believe it's worth more. Sometimes it just means the home sits longer.

Then we start talking about:

Price reductions.
More mortgage payments.
More utilities and carrying costs.
Buyers wondering why the home hasn't sold.
And potentially missing the strongest interest you had when the home first hit the market.

I've been in DFW real estate for years, and one thing I tell sellers is:

**Our goal isn't to see how HIGH we can list your house. Our goal is to see how MUCH we can actually SELL it for.**

Those are two completely different things.

The right price creates interest.

The right interest creates competition.

And competition puts you in a much better position as a seller.

Every neighborhood around DFW is different, too. What's happening in Crandall may not be what's happening in Forney, Rockwall, Rowlett or another part of the Metroplex.

That's why pricing should be based on **your home, your neighborhood, the competition and what buyers are doing right now.**

The goal was never more days on market.

**The goal was always more money in your pocket.**

**Growing up, my mom had A LOT of opinions about what should and shouldn't go down the garbage disposal.**

Turns out… **Mom was right.**

And I probably owe her an apology for a few things I've put down one over the years.

Some of the things on this list actually surprised me. They seem completely harmless until you're standing in the kitchen wondering why the sink won't drain.

Grease, certain food scraps and other things we throw down there without thinking can eventually lead to clogs, jams and a plumbing bill nobody wanted.

One simple tip: **run cold water while you're using the disposal and let it continue running for a few seconds afterward.**

You can also occasionally grind a few ice cubes to help knock buildup loose.

And because apparently it needs to be said…

**Paint doesn't belong down there either.**

Homeownership really is just a lifetime of finding out your parents were right about things you ignored growing up.

**DFW homeowners — when's the last time you actually checked what your home is worth?**

Most homeowners have a number in their head.

Maybe it's based on what you paid for it.

Maybe it's what your neighbor sold for.

Or maybe Zillow gave you a number and you've been running with it ever since.

But the DFW market doesn't stand still.

Homes sell. Inventory changes. Interest rates move. Buyer demand shifts. And even two homes in the same neighborhood can sell for very different prices depending on condition, upgrades, lot, location and timing.

That's why I always tell homeowners: **you don't have to be ready to sell to know what your home is worth.**

For most people, their home is one of their biggest assets. There's nothing wrong with checking in and seeing where you stand.

And I'm not talking about plugging your address into an automated website.

I'll actually look at **recent sales, current competition and what's happening in your specific area** to give you a realistic idea of what buyers may pay today.

I recently went down a rabbit hole of homeowner apps and found a few that are surprisingly useful.

Nobody hands you a guidebook when you become a homeowner. You spend years trying to remember appliance model numbers, searching for paint colors, measuring rooms three times, and wondering where you put that one thing you know you own.

Turns out, there's an app for a lot of that.

A few of these were completely new to me, and now I'm kicking myself for not finding them sooner.

**DFW HOMEOWNERS… we need to talk about those “quick fixes.”**

You know the ones…

Your neighbor says, “Just do this…”

Your dad swears he's been doing it that way for 30 years.

You watch one YouTube video and suddenly you're ready to tackle the whole project.

And of course there's always that random guy at Home Depot who somehow becomes your personal contractor for 10 minutes.

The problem?

Some of those home “hacks” seem like they work…

**Until that $20 quick fix turns into a $500 repair.**

After years of walking through homes around DFW, I've seen plenty of repairs where you can tell somebody said:

**“Ehhh… that'll hold.”**

Before you pour boiling water down the drain, grab the duct tape, or hammer that nail back into the floor, check out these tips.

Some things are easy DIY projects.

Some things are worth calling a professional.

And some things you should probably just **LEAVE ALONE.**

🏡 **DFW BUYERS — Don't Just Buy a Home You Love. Buy One Someone Else Will Love Too.**

One thing I tell my buyers that sometimes catches them off guard:

**Think about selling the house BEFORE you buy it.** 👀

Sounds crazy, right? You haven't even gotten the keys yet and your Realtor is already talking about resale. 😂

But after years of working in DFW real estate, I've seen how quickly life changes.

That starter home gets too small.
The family grows.
A new job changes the commute.
You want more land.
Or the house you thought was your “forever home” simply isn't anymore.

That's why I tell my buyers not to get TOO caught up in paint colors, fixtures, countertops and cosmetic stuff.

**Those things can be changed.**

What you can't easily change is:

📍 Location
📐 Lot size & layout
🏡 Floor plan
🚗 Commute/accessibility
🏘️ The surrounding neighborhood

And those are many of the same things the NEXT buyer is going to consider when it's your turn to sell.

Especially around DFW, where you can go from **Rockwall to Forney to Crandall to Terrell** and get completely different homes, lots, commutes and price points.

Your home absolutely needs to work for **YOU today**.

But a smart purchase also considers whether it'll make sense to another buyer tomorrow.

**Buy with your heart — but bring your brain to closing too. 😂🏡**

🏡 **DFW HOME TOUR — What would sell YOU on this one? 👀**

I thought I already knew my favorite part of this home when I saw the kitchen…

Then I kept looking. 😂

That's one thing I've learned after years of showing homes around DFW — sometimes the feature you THINK is going to win you over isn't the one that actually does.

Maybe it's the kitchen. 🍽️
Maybe it's all the natural light. ☀️
Maybe it's the backyard where you can already picture the cookouts.
Or maybe it's that one extra room that suddenly has you thinking, *“Yep… that's my office/game room.”* 😂

I can't be the only DFW homeowner who learned this embarrassingly late in life. 😂🏡

For YEARS, I'd clean whatever looked dirty first… then somehow end up cleaning the same area twice.

Turns out there was a much easier way:

Clean from TOP to BOTTOM.

Ceiling fans ➡️ shelves ➡️ countertops ➡️ furniture ➡️ floors.

Because apparently gravity has been working this whole time. 😂🤦🏾‍♂️

Dust and debris are going to fall, so doing the floors LAST saves you from vacuuming or mopping twice.

After being in real estate for years and walking through hundreds of homes around DFW, you'd think I would've figured this one out sooner. 😂

But that's part of homeownership — you're ALWAYS learning something.
